Online estate agent FAQs

It’s all go at Sellmyhome.co.uk and we’re thrilled with the amount of conversations that we’re having with potential vendors – the phones are off the hook! The concept behind online estate agents like Sellmyhome.co.uk still seems relatively new to some people so we thought that it might be useful to break down our three most frequently asked questions:

  • I’m a bit confused as to who is responsible for the property viewings?

You, the vendor are responsible for the property viewings. You will have an account on our site and will get an email alert every time someone puts in a viewing request or makes an offer. Our view is that as the owner of the home, you are best placed to conduct the viewings, you know your home better than anyone. The team at Sellmyhome.co.uk are on hand seven days a week should you have any questions or negotiations become tricky.

  • The most important thing seems to be to get the house on Right Move, Prime Locationand Zoopla and I am not quite clear that an online agent necessarily guarantees these websites.

At Sellmyhome.co.uk we guarantee that your property will appear on all of these sites. Over 90% of property searches start online and it’s no mystery that a presence on the portals in crucial.

  • It does appear that not many £1m plus houses in London – and not many in Central London at all - are listed on the websites of online agents. Am I correct in saying this or am I just looking at the wrong sites?

Although currently it’s not the norm, there are a few – in fact, Sellmyhome.co.uk has one which has just launched on Ackmar Road in Fulham. It’s our view that there is no reason why more vendors of £1mill plus properties don’t try the online route. Many vendors are property millionaires ‘by accident’ – if they bought in an area that has seen huge growth their property may now be worth much more than they ever imagined. It’s these property rich, but equity illiquid vendors who may be put off the large commission charged by high street agent fees.
