Our lovely four bedroomed freehold detached home is situated in a wonderful spot, with direct access into the meadow behind the house from the garden, and from there, down to the river Thames with the Thames Path and Mapledurham Lock. On the opposite bank, there are the wooded slopes of the beginnings of the Chiltern hills, and 12th century Mapledurham House can be seen through the trees. A little further along the Thames Path is the Hardwick Estate with its Elizabethan House and gardens down to the riverside. There are red kites above and blackberries in the hedges and skeins of geese fly by at dusk.
The house has four good bedrooms, the two at the back with fabulous views, and the bathroom has a power shower over the bath.
Downstairs, the kitchen is modern and clean, there’s a front lobby, a cloakroom and cupboard for coats. The reception room is light, airy and spacious, with patio doors and a full length window to make the most of the views.
All the floors have wood or tile laminate flooring (except bathroom and the office/bedroom), the windows and doors are all double glazed. There is gas central heating and hot water which has been regularly serviced, plus solar hot water and an immersion tank, and the house is easy to heat and maintain. There is a large integral garage (part of which could be adapted as a utility room) and a newly tarmaced drive.
The house itself has enormous potential for extending and enlarging.
It would be difficult to find a property better placed in the area. The road is a no-through road and therefore there is no thrum of traffic. The village has a convenience shop and the Church of England infants school is within walking distance and is a very safe and quiet route (their website is good). Through the kissing gate nearby is the track to the lock and also the large recreation meadow with much to amuse the children, including a football pitch and baseball nets. There are two social clubs, and a large barn which has various events on including a regular farmers market, and a memorial hall which too holds all kinds of classes. The Post Office again is just up the hill, a short walk away and there are many secondary schools nearby and Grammar schools in Reading.
Tilehurst station is within walking distance to connect to Reading with fast trains to Paddington (25 mins). Oxford is half an hour away in the other direction and is a very scenic ride. There is a very regular and reliable bus service into Reading a few minutes stroll away which takes half an hour: Reading is a 15 mins drive by car. The M4 junction again is 15 mins away.
Pangbourne village is 2 miles away – you can even walk to it along the towpath – with a collection of interesting shops including an organic shop and cheese shop, coffee houses, restaurants and pubs. It has an excellent medical practice. There are dental surgeries and opticians, a solicitor, hairdressers, and even a vet and float centre ! A super sized Waitrose is 10 mins drive away.
The neighbourhood is friendly, quiet and safe. We have lived in this house for 32 years and have loved it dearly. It is hard to leave.
